This position is approximately 40 percent sales, 30 percent estimating, and 30 percent project management. The estimator is responsible for developing relationships with new clients to ensure company growth. An estimator prepares and coordinates comprehensive estimates on a variety of jobs- from small tenant improvement jobs to large and complex work. The estimator then bids those projects and maintains relationships with the clients to assure preferential treatment on projects bid which, in turn, ensures that jobs are procured with the desired gross profit margins. Type of projects to be estimated include; commercial offices, hospitals, stores, apartments & condo projects, strip centers, shopping centers, high & low rise buildings, concrete tilt ups, tenant improvements, hotels, motels and any type of project considered commercial in the trade. This includes new buildings from the ground up as well as the reapplication of waterproofing to existing structures etc. Responsibilities: -Supports the sales component of estimating by tracking, contacting andor following up with past, present, future and pending clients to determine which leads are worth pursuing; and once that has been determined, aggressively pursues business opportunities with those clients. -Prepares estimates on projects by reading plans and plan specifications of new projects. This includes walking the job to understand the scope of work to be completed, any special conditions on the project, and any special needs identified by the customer. -Defines the scope of work on assigned projects to provide the client with a complete and comprehensive proposal that will lead to profitable work for the company. Reviews and evaluates plans and specification manuals to define the entire scope of work to be bid. -Negotiates pricing with vendors, orders materials and equipment, assembles job folders with essential information regarding scope for the field supervisors to use in day to day management of the project. -Provides competitive bids to procure projects from company clients as well as grow hisher customer base. Negotiates with the customer to procure profitable jobs. Attends job walks and makes bid presentations as required. -Reviews and evaluates contracts provided by the client. -Holds final authority and is ultimately responsible in the financial success of all projects bid. Reviews project financial information on a weekly basis, confers with field management to ensure successful project outcome. Occasionally inspects the project for budget conformance, scope issues and client satisfaction throughout the duration of the job. -Supports the Estimating Department by performing other miscellaneous duties, as required. Requirements: -Projects are bid using unit quantity take offs by either field measuring of buildings or measuring plans blue prints in the office with the use of a digitizer. Estimator must be familiar with preparation requirements of all substrates, material consumption & labor production rates on commercial substrates, skilled in the application methods of all commercial above-grade waterproofing coatings (i.e. waterproofing coating systems; deck membranes and flashing systems; elastometric coatings; epoxies, caulking and sealants; cementious, polyurethane and epoxy coatings; etc.) -Minimum of three years experience estimating commercial painting projects; or equivalent combination of education and experience.
